9 Steps to becoming selling your home

  1. Choose the right agent.

It’s important to choose an agent who understands your needs and goals. This is where I come in! Together, we’ll create a plan to sell your home for the maximum value.

2. Establish a price.

I will conduct a market analysis based on recently sold properties in your area.

Key factors influencing your home's value are:

  • Location

  • Design

  • Amenities

  • Economic climate

  • Local market

3. Get a pre-sale home inspection.

This is optional and may cost a few hundred dollars, but it will identify any issues that buyers will likely flag when they do their own inspection later in the process. By being a few steps ahead, you will be able to speed up the selling process by doing repairs in advance. This will reduce negotiations and get you a better price for your home — and reduce stress!

4. Prepare to list.

Declutter, depersonalize, deep clean, and schedule any repairs. Consider hiring a professional cleaner to save time.

A clean and minimal appearance will help buyers imagine their own things in the space and view the home as their own.

5. Home staging.

To showcase a property's finest attributes, we may stage a home. This involves decluttering, removing personal items, adding pieces of furniture, and rearranging the layout to enhance flow and space.

This strategy aims to maximize the property's value resulting in a higher selling price. We can provide assistance with staging the home or arrange for a professional stager to handle the task.

6. Professional photos.

Listing photos are the first thing a buyer sees when looking at your property online. A buyer will decide if they are interested in viewing your home just by looking at the photos.

We’ll work with one of our professional photographers to showcase your home. They’re able to best highlight the size and attractiveness of your property.

My content strategy is unique to each home, and we’ll work together to decide the best plan for showcasing your home. This may also include:

  • Aerial photography

  • 360 virtual tour

  • Professional videography

7. Marketing your home.

Marketing your home plays an integral role in securing the full financial potential and finding the correct buyer. Here are some of the ways we’ll market your property.

  • EMAIL MARKETING

    We will feature your home in our newsletter to active buyers.

  • NETWORKING

    With connections in the industry and a long list of buyer agents, we will expose your house to a wide buying audience before it’s even on the market.

  • SIGNAGE

    We’ll place a yard sign in front of your house to advertise that it is for sale and available for showings.

  • ONLINE

    We’ll market your home online, feature it in the MLS, and share it on various third-party sites, such as Realtor.com, Zillow, and Trulia.

  • SOCIAL MEDIA

    We’ll use a variety of social media networks to get exposure for your property including Facebook, LinkedIn, Instagram, and any other suitable networks.

8. Offer considerations.

When a buyer wants to purchase your home, they will make an offer. There are some factors to consider when looking at an offer.

  • Price

  • Earnest deposit

  • Closing costs

  • Loan type

  • Contingencies

  • Closing time desired by buyers

  • And several other factors

9. The offer process.

During this step, you’ll review the offer and either accept, reject, or counter-offer it.

10. Pre-closing tasks.

HOME INSPECTION

Before closing on a home, the prospective buyer will usually schedule an inspection with a professional home inspector. They will identify issues with the house including structural or mechanical issues. The buyer then uses this information to negotiate to reduce the price or have repairs made before closing.

APPRAISAL

If the buyer is obtaining a mortgage, they will need an independent appraiser to validate the purchase price of the house.

NEGOTIATIONS

When a buyer is negotiating a purchase, they may request the seller to pay for any repairs discovered during the inspection. This is why we recommend a pre-listing inspection, so you will have time to fix them or be aware of any issues in advance. If the appraisal comes in below the sale price, they may request you to reduce the price.

FINAL WALK THROUGH

The buyer will do a final walk through the home within 24 hours of closing to check the property’s condition and make sure any repair work that you agreed to make has been done.

11. Close on your home.

WHAT TO BRING

  • Your driver’s license

  • Bank account number and routing number if you would like your proceeds wired

CLOSING COSTS PAID BY THE SELLER

  • Mortgage balance and any penalties

  • Any unpaid assessments against your property

  • Title insurance policy

  • Real estate agent’s commission

  • Property taxes

Once all the papers are signed, your home is officially SOLD!
